@Carl Marion We do, but if you're talking about low interest in relation to a bank loan, no, our rates would be anywhere from 6.5-11% but it will depend on the property and your experience. Feel free to send me an email about the property and I'll let you know relative rates, but it's definitely something we'd be open to.

 Absolutely, BPOs are common and usually the preferred method to get value quickly, but of course there is still cost associated. Some will require BPOs below a certain price point and other require appraisals on all properties. This is ultimately something you should discuss with  your lender, as each is different. There are very few (only one that I know) that will delay an appraisal until after funding, but that has it's own criteria that is very atypical for the average borrower.

Look at it this way, you want to ensure that the value of EACH property is where the margins make sense for both you and the lender. It's in the investors best interest to get proper documented analysis of the property.

Not all lenders require a minimum FICO, so sticking with those will be best for you at this point. If the Montebello property is an investment property and NOO, it's absolutely something that lenders can look at to evaluate risk and opportunity to lend. Depending on your experience, the FICO can be offset with more experience to get lower rates, but expect rates on the upper end of lender's ranges.

None of this should be discouraging, but are things to think about as you shop around to find a lender that works for you, your finances, and your current FICO/Experience.
