Hey everyone I finally bought my first house and I think I got a pretty good deal thanks to some help from this group. I am currently looking for someone to remodel the bonus room on the back of my house. I would like to add a bathroom, closet, and kitchenette and I want to start airbnb with it. Does anyone have suggestions for good contractors in the area? Thanks in advance for your responses.

Hello everyone I just now found this post I would say I am just a little late, but I am in Winston-Salem and would love to meet up with a group like this. I am currently very new to real estate looking to buy my first property soon. I hope we can set another meeting up. It would be great to hear from people already involved in the market.

So I am looking at another house. This one is 3 bed 1 bath 1500 square feet for $95,000 estimated $15,000 in structural repairs (crack in basement wall) $25,000 to remodel upstairs. Looking at zillow all the houses go for $130,000 3 bed 1 bath 1100 sf to $180,000 4 bed 3 bath 2000 sf. I don't really know how accurate zillow is on that sort of thing but my realtor said the neighborhood averages about $130,000. I am looking for a house to live in and I am very handy will be slow rolling on the remodel and doing a lot my self to save money. Remodel will start at the extra front entry and I will set it up for air bnb to make my payment that is first thing. So I guess first question is.

1) Is this a good deal I think 95 is to much but. it has been on the market for weeks so I think I could potentially talk him down. Hoping for 85-90.

2) Does anyone have experience with structural repairs. How did it come out and did it last?

3) Did your structural repair come out above or below the estimate?

4) What would you pay for the house?

5) And any other general advice or warnings about taking on something like this?

Hi everyone, thanks so much for the warm welcome I have received so far from the BP community. I have been looking to buy my first house which I will be living in. I found a house that I like and meets pretty much all of my criteria and well inside my price range ($87,500) 2B 1 1/2B and 2 car garage with room for a pool table :). The problem is that construction has started on a bypass that raps around the main city that will cut so close to the back of the house that the right of way goes across the back yard. The construction has not reached this area YET but, it is only a matter of time. This being said I for see a major value drop on the house even though it makes the neighborhood FAR more accessible that it ever has been before. I think it would even be possible to wind up being upside down on the mortgage but, that is just speculation. So I have a couple of question if you guys have the time and thank you in advance for taking time out of your day to reply.

1. Is this the right idea on property value?

2. Is taking this risk out of the question for your first home? (i am pretty sure it is but would like some reassurance)

3. Would this be a good rental property in the future and if so should that way into my evaluation on buying the property or not?

@Joe Aiola the condo is right across the street from a major university and not even 10 minutes from 2 large hospitals and down town. I think renting it would be pretty easy.

@Stone Saathoff So what would your sort of definition be on over extended? I only ask because currently I am living with my parents and I need to change that and I don't really want to rent because it is a waste of money I think. The main condo i am looking at is inside of my price range and it is literally across the street from a major university so renting it out later would not be an issue I don't think. Also Airbnb would work well too being that close to a university and downtown area.

@Twana Rasoul that's kind of how it feel and I keep thinking ig I can't get everything I want then just get the most important things. Which is 2b2b so I can Airbnb the spare room and pay it down quicker and go after my next property.

So I ha e a lot to go o er I will try to be as detailed as I can. I am looking to buy my first property with the Hopes of getting into real estate investing over the next few years. With my current budget I am having trouble finding a house that meets my criteria witch is mainly 2 bed 2 bath. The market is kind of dry where I am at right now. However I have found a couple of condos well inside my budget. I want to bed and 2 bath so that I can Airbnb or rent the spare to cover some if bot most of the payment. Then save over the next year or so move the condo into a full on rental and buy something that I would like a bit more. I an wondering if this is a food idea of not are condos a good place to start or are they a bad investment, and should I wait and keep looking for a house?
