Hi Dylan welcome to BP ! 

My first and only investment is a condo. It's going alright great tenants low maintaince but most of the cash flows goes to condo fees. We bought it cause the houses are very expensive here in Calgary and wanted to get in the game. If I were you I'd look into investing in the states turn key style maybe. Seems way more affordable. I'm trying to do some homework (due diligence) lots of info here on the forums. 

Hey Marco , how long are you in Calgary for ?? 

I'd really like to meet up and discuss some more real estate. And I owe you a coffee you bought last time.

@Cal Ewing you know the ol paper...... Kidding of course. Not having the Facebook does hurt me on the networking front. Also keeps me away from the crazy political debates ! But I thought we had a really great meet up last time. Should definitely try to get a group of us together to brain storm some strategys to attack this "sky is falling" market. Maybe there is some opportunities out there.

Hey Graeme,

I'm in a similar situation. We have one rental right now but looking to move out of our single family house also. I've been doing the numbers on the house we are in now and isn't to much wiggle room. Disappointing for sure. We only owe 240 k on the house now. Looks like rents might be coming down too. But on the flip side I frame for some "big name" builders and their sales are not good at all. So could be a great opportunity to get into a discounted new house .But if you're in oil and gas for a career how's your job security?

Hi  Jonathan, As a owner of a framing company who works in Calgary also living in Calgary it is defenitly getting ugly/really slow for us. I have a fairly deep connection with the trade world and most of them are very very slow aswell. It's been so busy here for a good 4-5 years always having houses to build with out waiting for the next to be realdy. Meaning no down time waiting for the basement to be dug and foundation poured. But I've had a six week wait back in August and might have some time off mid November till ealry December. The sales reps I've talked to say sales are way down. Normal months selling 30-40 now down to 4-7 ish.
