@Marques Johnson looks like you know the area well. I lost 2 of my investment properties in the Northern California Camp Fire and am in the process of selling another to get out of California . I’m currently living in Grants pass. Can you give me some insight to the area?

Also located in paradise. I have a rental in Magalia and 2 unit in Chico. I've purchased all in the last 5 years. The best learning has been to do a deal.

Also located in butte county. Chico is tough right now. As I plumber I picked up my 3 rd property while running a service call. The home owner was sick of being a land lord for the past 20 years and was facing expensive plumbing repairs. I mentioned I invest in real estate. 35 days later I closed on my 3rd deal with only 10k out of pocket. So the deals are still out there. I'm realizing in California cash flow is harder to get than other states. I've been in over 2000 homes in the surrounding area and would agree paradise, Magalia and Oroville are looking good right now.

Great advice. I will start net 30 accounts with all my suppliers under a business name. That should get the clock ticking. I have used personal credit card to fund renovations. Is it possible or important to change those balances to my business name? I assume I need to obtain a business license to make it official? Should the deed to my properties be in my business name? taxes? vehicles? tools? This is going to help simplify things! Thanks for the advice.

I have several rental property's and would like to continue purchasing. I don't feel I'm ready to start a LLC but could I technically start a business and qualify for a business loan? These loans are at a much better rate and term then the personal lines of credit I've been using.

I was able to get the owner to carry the note. Excited to break into the chico market! I was doing some plumbing repairs at a home on chico river road and the owner was over being a landlord and dealing with plumbing repairs. One thing led to another and we opened escrow 3 days ago.

Hello I've been service plumber in Chico going on four years. I've been in over 1500 homes in the area. In my experience Chico is Very competitive market and over priced but like anywhere else there are opportunities. I live in paradise and noticed it becoming a cheaper place for family's to live and still good cash flow as properties are cheaper. Just my 2 cents

Yes those off market deals! I have a rental in Magalia on the west side POA with good cash flow. Seems like things don't move very fast on the ridge as they do in the valley. Yes I do work for Earl's plumbing.

Scott , nice to see other local investors. I'm located in paradise and own a two properties on the ridge. I'm in the skilled trades looking for a buy and hold investments. What have you been experiencing with the market in paradise /Magalia?
