@Sterling White so far my plan is to apply for a loan around 80-90k put down 10-20k and hope to rent it out for a cash flow minimum of $500 but hopefully more like $600-$700 then see where to go from there

I certify mail out a lease renewal 75 days before the expiration of the lease, with the option to renew the lease, terminate the lease, or go on a month to month or short term lease. Just one paper, a check mark and signature is all that's required

Welcome Suzanne! I am new as well, currently working as a property manager at an apt complex and looking to invest in my first rental property soon in the bear area. I have not heard of buy & hold properties before joining this site, could some explain what they are?

I require a refundable deposit on the property along w the application fee, process the app and if it doesn't work out refund the deposit and move onto the next applicant...pros and cons but fair

Hi everyone! I am new to bigger pockets and excited to interact with established investors and landlords! I am currently working as a property manager at a large apartment complex in Newark, Delaware. My goal is in the next 6 months to purchase my first rental property! I have been doing tons a research and ran across this site and thinks it's awesome. Any advise that you could offer to someone in my position would be greatly appreciated.  My long term goal is to have several solid rentals then move into rehabbing and flipping homes.
