@Sierra Westrick I have to also say I've seen those signs too. They also post a lot on eventbrite and craigslist. I went to 2 of the meetings and you either have to pay 5 figures to get your education or sign up others to get your education. Very MLM. 

@Rick Baggenstoss is totally correct. Join your REIA ASAP. :)

After being disheartened at the MLM pitch meeting, I decided to try my local REIA. Not only were people friendly and helpful, I have already started working freelance with an investor/wholesaler. I met him after my first meeting while he was giving out tips to a small group of people just taking notes. I'm learning tons of info, I'm sitting in on his client meetings and soon I'll be licensed as an agent so I can help him research.

I wouldn't have thought to go to the REIA unless I'd heard it from BP Peeps. Good luck on the journey and let me know if you want to meet up at the Atlanta REIA!

Hi Jason! First off greetings to a fellow New Yorker. I wasn't born there, but lived there long enough to call it my home. My cell phone is still a "917". 

I am not a wholesaler or an agent (yet), but I have been doing property research for my own education and because I'm nerdy like that. I've found over 20 properties yesterday that meet the under $35K mark.

For example I found this yesterday on Zillow: 

2590 Godfrey Dr NW,

Atlanta, GA 30318

3 beds 2 baths 1,308 sqft

Asking price: $25,000/ Zestimate: $61,510

The pictures didn't seem too bad. With the correct calculations (and offer plan) you could perhaps pull in a $20,000+ profit on a flip.

There were PLENTY like this that I found just yesterday.

@Jason Hern is right. Zillow is no substitute for extensive MLS information, so you will have to work will an investor-friendly agent or get your RE agent's license to get access yourself (hence, I'm now taking my pre-license course).

My goodness! There is such good stuff here from so many knowledgeable people.

Thank you all for the advice and encouragement. I'm taking it all in and I will make good use of it in my business. I actually feel much better hearing from so many ethical agents and investors. It lets me know I'm in good company...at least here on bigger pockets. :)

This is off topic, but I have to give a shout out to the name of Jeff's facebook page. It made me chuckle and somehow put into words my fears about entering a new career path.

Thanks for the responses. I have always been ethical and honest in every job I've had (once to the point of quitting a job on those ethics). I guess my fears happened to be getting the better of me at the moment.

Rise above, be ethical, be honest and don't get discouraged.---Great advice all around.

I will be taking my pre-license classes in two weeks so that I can get my real estate license. In the meantime I have been researching the real estate industry in general.

Lately, I keep running into articles saying agents are obsolete, they are the scum of the earth, they are pathological liars and 80% of the newbies will be burnt out in the first year. The other 20% clawed their way to survival by lying/cheating their clients.

Yes, this is partially an exaggeration, but there does seem to be a general disdain for this profession. I had never felt this way myself and was really surprised to read some comments on certain articles by home owners.  

How do I, as a new agent, rise above the "bad press"? Advice from long-time veteran agents are greatly needed and appreciated...

@Joe FairlessJust yesterday I was driving back from a road trip and I had downloaded three podcasts to listen to. I chose 2 Bigger Pocket ones and the other I just chose at random. It happened to be your podcast! I listened to yours twice because I wanted to soak up the information. I didn't know who you were when I downloaded. Hello everyone.  I realized for a while now that real estate is one of the best paths to long-term wealth. I figured Bigger Pockets was a great place to find out how to get on the right track. Bigger Pockets is great in that it has so much information and a really helpful community. I have already learned some helpful tips that I plan to put to use.

 With all this info, it would be nice to connect with some locals in the Atlanta area that are on the same path. 

If anyone is in the Atlanta area and would like to connect (especially if you want to talk tiny house opportunities) please let me know.
