When I look at properties I am "rating" I look at how much of my time they could possibly take up.  Like they always say time is money. With that in mind I rate mostly based on areas and the rent ranges of the market. Low rent C-F properties or lower income areas are gonna take up more of my time i.e fixing things, chasing down rents, evictions, turnover ect. Just because it makes more money doesn't always mean its worth the headaches.  Although I like bacon I wont be keeping any PIGS!

Did you ever have any luck finding what your were looking for? My only suggestion in using site like list source... I know you pay for them but how much is your time worth?

Ouch! I would definitely say you got yourself into a pickle.  They say what doesn't kill you will make you stronger.  I'm sure you will learn a lot from this experience!! Good luck and keep us updated...

Victor,

I was in the almost exact situation when I moved to Arizona and needed to buy a second house. I purchased a house in 2007 FHA and then the market crashed. I ended up refinancing in 2011. No money out of pocket and my house was still under. When I went to purchase the house here in Phoenix in 2014 my broker found out that when I refinanced it was no longer considered an FHA... Even though I thought it was. I would Double check to make sure your current loan (refinance) is actually an FHA... You might be surprised!!!

Welcome Mike! Im in the same boat as you. I just obtained my RE license and looking at purchasing multifamily myself.  Good luck there is a lot great info here in BP!
