Hi Everyone:
I haven't been around for awhile (more than 1.5-2 years) and many things have been changed in terms of my real estate investment business. After I decided to go solo in my business, I am looking for the options to start fresh. I am planning to do property management which I have years of experience but because of the fact that I managed my own properties, I never been at the other side, in other words, servicing a landlord. My question is what your expectation is from a property management company and if you are using one, what do you like or not like about their services.
And if anyone knows how much Property Management companies charge in New Jersey area, I would be happy to know that either.

By reading your posts , I already figured out, you are an engineer :) Very inspiring and i think we should all be networking as NJ investors. Please let me know what kind of RE investment you are interested in other than wholesaling . I didn't read all your posts, because I am trying to not to spend so much time on BP during the day (Facebook for my son, BiggerPockets for me, yep very addictive. ) So you might already answered that (i.e. what your investment goals are), otherwise please let me know what kind of investments are you looking for other than wholesaling.

(3) Regulations and procedures might be different in different states as a matter of fact even in each county in a state. In my case, I do use my lease and I lease to tenant. But I recommend you to take his/her case representatives name and contact info and call, introduce yourself, I even ask questions about the tenant although they may not answer, sometimes you might sense. They will explain the procedure and how the lease should be etc. I should add that i am dealing with the most unlikable Section 8 department of USA (I am absolutely sure about it : )
(4) I don't know there is a rule about that. Mine does not include anything. They pay the utilities (For water I am always on top of it, i ask receipts quarterly), heat and electric also belongs to tenant.
(5) My section 8 tenants are very long term tenants, so I am trying to remember how it was initially ??? Yes, there is always some timing problem at the beginning. If they are already section 8, things go pretty fast, because they are already approved. But not in 1 month (Gods in Section 8 Dept. never do anything in 1 month). I don't think section 8 pays for Security Deposit So my tenants paid. But there are other departments that they can apply and get the security money as help.For rent payment there is a lag at the beginning and they usually warn you about that. For example if tenant moves on June, I usually get two months rent in July, sometimes in August.
But these are for NJ and the county i usually invest. I know there are differences in other counties, so it might be different for you. By talking with case representative you will have all the information.

Not in FLorida, i hope someone from there answers too. In NJ, I own some properties in very rough areas :) I have no problem whatsoever with any Section 8 tenant. I make my selection for Section 8 tenant as i do with regular tenants. If they look like problematic people, if I don't have good referral from their prevous landlord (be careful, landlords are not always right ), I don't like the house they currently live, i don't rent to them. Also if they do not keep the property well, I talk with their case manager. For me, I should say there is no difference between section 8 or regular tenant in terms of creating problems etc. What I love about Section 8, the rent is in my account at the first day of the month :)
