There are quite a few inspections lists for homes that I found here and here. It seems pretty straightforward, but how does the game change when I decide to buy an out-of-state property? At that point, do I just trust my home inspector? While we're on the topic of home inspections, what usually happens if the inspector finds something that is questionable? Does the price go down?

Back to the local inspection lists, is there some point where it becomes a waste of time and you just have to trust your inspector?

What is the best form of business for a real estate investing business to maximize gains and minimize taxes if I were to go solo? Should do an LLC, Corporation, or just a Sole-Proprietor? What if I had partners?

I'm a newbie and I'm just getting started. What are you thoughts on getting a condo as your first property? After listening to a few podcasts, it seems like a good idea to stay away from them due to HOA fees. Is there any way to force the HOA fee on the tenant? I'm also in the Southern California region, and they are the only things I can really afford if I want to stay in a decent area. I'd love to know what you all think.
