This is a great website for investors.

That is what makes me so nervous about investing out of state. My wife had her license in the past and many out of state people bought property here in Rochester NY for top dollar in declining areas - That being said when they went to sell the property they were taking a huge hit. In addition, the management company was charging them outrageously. I do know of a good property manager here in Rochester NY, but it does suck up a lot of the profit.
