I would let them go. Keep the deposit. He can make you problems by calling the city for problems. They always find a violation. Besides they might be going thru a rough time without telling
you.

The problem is not only in California. I have a property in NY that is fully rented. I had a tenant which was evicted by the Sheriff after 5 months of him playing the system.
Tenant went back to the judge saying he has lived over 20 years and has partial payment. Guess what I had let him back in. At this point he is again behind in rent.
GO FIGURE!!!

Again. I would not rely on Zillow by itself. Try going to a local realtor to see what houses are going in your area.
Speak to them about doing possible a short sale or maybe they will give you an other option. Remember banks do not just work with one source.

From my past experience. It is a waste of time. Banks would know what they want for the house. Short sale means the bank probably would look at your offer then refuse it. Remember that usaually this requiers to show proof of funds. Try going to the bank website, and search for reo's.

True! I would not rely just on zillow by itself. Try calling a local real estate office or go to their website and see what a similar house goes in the neighborhood.
