Me and a fellow BP member met through networking here on bigger pockets recently and we are both in the DFW area. We are interested in JVing a deal together and we want to make sure we go about it the right way. We want to make sure we have set things up correctly before we purchase that first rehab property. We are looking for advice on things we should think about as far as setup etc. We were thinking of setting up an LLC and purchasing the property through that. We are also interested in meeting with an attorney but we are not sure what questions we should ask. Any advice on questions we might ask or anything else you would like to have us think about is very much appreciated.

Hello Layn.

I live in Keller and would be happy to meet up with you to discuss possibilities. I am a Licensed Realtor and like you have researched a ton. I obtained my License almost 6 years ago as a way to learn more about the business which I have. I have also used it as a way to save up some money. And like you I am in public service. I work for the City of Hurst. I have been practicing analyzing deals and am looking to pull the trigger on one very soon. I was actually in here using the BRRRR calculator when I saw I had a keyword notification and it was this post. I am at the point where I feel pretty comfortable jumping in the deep end. We can partner or you can shadow to learn from my successes and mistakes. I am open to ideas so lets talk.

Howdy!  Up until recently I have been marketing via the shotgun approach and the results are what you would expect them to be.  One thing I feel many of the podcasts have in common is the idea of focusing on that one thing and mastering it.  For me that one thing right now is getting listing leads as a licensed Realtor in the DFW area.  I have developed a budget for direct mail and that is where my question comes in.  I have enough to send out 1,000 pieces of mail per month.  If this was you, would you hit 1,000 very specific people every month or every two or three months meaning you could potentially hit up to two or three thousand people several times a year?

Hello Jason!

I have had a similar experience with the journal.  At first it was difficult for me to come up with the goals I wanted to write in the journal.  As time passed it became more and more of a task list and the goals were much easier to refine because I was actually working towards something versus just talking about it.

Hello @Sean Poulos!

The timing of your question is great!  The original mastermind group I was assigned was a COMPLETE dud.  I tried to get folks motivated and it was hard even getting a response from them.  It took the wind out of my sails and I don't think I put everything into the process I could have after that.  The reason I say your question is timed well is I was just thinking yesterday that I wanted to start all over and create a mastermind group based off of people who volunteered to be there and wanted to take part.  If you are going to do the 90 Day Journal and want to get a group together, I am all in!  Let me know!

So far so good!  My 90 day goal is still the same as day 1 of filling out the journal.  Goal 2 has been adjusted slightly as I started working on it.  I realized there were other priorities related to it that had to be done first.  And my 3rd goal may actually change completely.  I think what I have learned out of that experience is to spend a little more time on what all of my goals are and do a better job prioritizing them.  I should have it down to a science by day 90 which makes the book worth it all by itself.

I have a client interested in having this fancy tub removed and instead of replacing with a new tub, redoing the shower and have it extend to where the tub used to be making it a large walk-in shower.  What can she reasonably expect to spend on a lower end basic remodel?  She is located in Irving, TX.

Howdy folks! I got my first 90 day intention journal in the mail yesterday and I am spending time thinking about and setting my 3, 90 day goals.  During this time of "crisis" it is nice to sit back and think about the big picture and not just this moment in time.  I look forward to the next 90 days and what I will be able to accomplish in that time.  What are some of your goals for the next 90 days?
