Being too nice. Tenants will push for as much as they can get out of you. So by setting in writing what you will and will not do or tolerate and stick with it, no matter what sob story you get. 

I'm not sure why a landlord would want to put themselves at risk by breaking the law, regardless of how one feels emotionally on this subject.
