Hello Everyone! 

I am a new wholesaler in the Buffalo area and I wanted to see if there is are any real estate attorneys anyone would recommend. 

I am starting to get some deals together and need to speak to a lawyer to look through the contracts and also form a LLC. Thank you for the help !

I was curious for cash buyers, understand that this is subjective. 

What is the typically ARV that a cash buyer is willing to spend on a property?

I have heard cash buyers typically will do a 66% ARV spend on a property.
Been making offers on properties and believe I am coming in at 54% ARV which might be too low on my offers.

Hello Everyone!

I am starting out wholesaling in Buffalo,NY and wanted to connect with any investors/ agents/ contractors or anyone else that I can try to provide value

MY background is I am US Navy Veteran served with the Marines at Camp Lejuene.

I then have been in pharmaceutical and medical manufacturing sales for the past 6 years where I have learned how to connect and develop relationships with buyers of the product I am selling.

I enjoy the hustle and hard work and looking to provide any value on this platform thanks !

hi everyone! so i am nowhere clsoe to getting ready to invest in real estate but i wanted your help. 

i spoke to my wife about future plans of investing in real estate. she did not take that well. she is very short term minded like making sure the house is fixed up. paying my student loans down. credit card down. making sure the kids are taken care of. all very important things but i am looking long term. i am the one who opened up the kids college savings account and got my sons savings account over 1k in savings getting ready for him to buy a car in about 5 years.

so i do have credit card debt about 6k worth and 45k in student loans. i am currently reading set for life by scott trench but how has couples here with kids dealt with there personal finance and talk to there spouse about investing in real estate thanks!
