@Scott Mac Very valid point. I am not under any financial pressure that is encouraging this decision. I just recognize this as an opportunity to create an asset for myself. I will continue to pay down the mortgage as I take the steps to qualify for the most appropriate loan. I also need to get the necessary updates appraised. Thank you for responding.

@Brandon Rush Thanks for the advice! The home is right at 20k but comps in the area have sold for 145k to 160k. I assume I would need to have someone look at the property to tell me what all would need to be updated in order to bring the home to market value? Is that done by a home inspector?

My situation: My mother owns a home that has a relatively low balance left (15k or so). She has decided to remarry and has left the house to me however the mortgage is not assumable. My goal is to update the home, refinance and use it as either a rental/Airbnb. We are getting several offers to buy the home cash sale. I would like to know if there is anyway I could get the home ownership changed without initiating the due on sale clause? If not, what are my options for turning this property into an asset?

Thank you Deborah! I will use the link you provided and see if they have any opportunities for me. I currently work for a large credit card processor (Worldpay Inc.) and I believe we relocated to the Atlantic Station area because the company was offered a large incentive to bring their business closer to the inner city.

Thank you as well Scott for the link provided. I will research this information and see how I can use it to better build my strategy for finding my first investment property. I will definitely be reaching out to you!

Hello All,

I am interested in buying my first home as an investment property. I plan to live in the property for atleast a year. I am aware of a very large recontruction project currently underway in Atlanta, GA and would like to take advantage of the opportunity to get into a home somewhere in the inner city. I have been encouraged to view the Fulton County forclosure list to seek out homes I could pay the back taxes on or to purchase a rent to own in the area. Turner field has been sold to Georgia State University and will be remodeled. I see this as my window get into real estate. I don't mind working at this at all but I simply need some guidance. Any information would be greatly appreciated.

Hello all,

I recently went to a seminar held by Furtunebuilders that enlightened me to say the least. I have no experience in real estate, but I can clearly see the earning potential. Knowledge seems to be the biggest difference between the individuals doing well in real estate versus the people that are beyond financially stable. I want to get a clear understanding of how things work before I began to invest and was told this was the place to start. Thank you for having me.
