@Michael Randle, just wanted to ask regarding Stephanie's advice, how long does my brother need to owner-occupy the property before he can claim it as a rental property/sell it?  Is it 6 months, 12 months, or something different?  

Also, since you've done it with both of your previous house hacks, how long was it before you could start investing in another property?  Much appreciated!

My brother qualifies for the coveted VA loan and we've learned that he can purchase up to a 4-plex as long as he occupies one of the units for 6 months. Does anyone have any experience with this, and is this really his best option to get started, with our goal being cashflow friendly?

We are also having difficulty finding good deals.  We've been searching on Trulia, Zillow and Loopnet.  But does anyone have any contacts they can refer to investors just getting started?    Thank you so much.

After doing some research, it looks like I'd like to start my investing opportunity in the Dallas Fortworth (DFW) area.  I was looking to get into a 3/2 house or possibly duplex, with a budget of 30-100k.  My goal is to acquire 2 rental properties by the end of the year in Dallas.

For the current investors in the DFW area, I was wondering how the market is there?  My agent said that it's difficult to find decent homes under 100k that meet the 1% rule.  She says that the housing market has gone up, but the rental market has stayed the same.  Is that true?  And are there perhaps certain neighborhoods I should look in/avoid?  Any help would be appreciated, as I am the type that does not forget those who have helped beginners like me and will gladly return the favor in the future.  Thank you so much.
