Looking to network, buy first rental property in Dallas DFW area

Hello BP members!

After doing some research, it looks like I'd like to start my investing opportunity in the Dallas Fortworth (DFW) area.  I was looking to get into a 3/2 house or possibly duplex, with a budget of 30-100k.  My goal is to acquire 2 rental properties by the end of the year in Dallas.

For the current investors in the DFW area, I was wondering how the market is there?  My agent said that it's difficult to find decent homes under 100k that meet the 1% rule.  She says that the housing market has gone up, but the rental market has stayed the same.  Is that true?  And are there perhaps certain neighborhoods I should look in/avoid?  Any help would be appreciated, as I am the type that does not forget those who have helped beginners like me and will gladly return the favor in the future.  Thank you so much.
