I invest out of state, it is very important to have boots on the ground. I'm still a newbie but I have a PM/realtor and a good friend of mine that lives in that area so I have my realtor checkout property and I have my friend take pictures and film the property. The realtor does not know about my friend this way I can get two perspectives on the property. 

I now live in Los Angeles and I invest out of state.

@Steven Rubino Congrats! I'm thinking of doing a flip I would look to get the budget break down.

From my understanding with speaking to cozy.co, they do not refuse payments automatically but you can refuse the payment when you first receive the email that the tenant has paid and I do think you can attach a note as to why it was refused.

I'm not in that area but i wont mind meeting up

I’m new and I am so excited to be on Bigger Pockets. I am new to real estate and am interested in learning the tips and tricks of the trade. My focus is buying and holding properties. I have just purchased my first property and I’m working on purchasing 2 more I want to have a total of at least 5 by the end of the year.
