Why so much for an eviction? I find attorneys in New York who can have my tenant evicted in two weeks for $275. That includes filing fees, their court appearance, and all other attorney fees.

I suggest you look into doing the eviction yourself or if you need an attorney, shop around for attorneys new to the market that are hungry for business or attorneys who mainly focus on evictions as their rates will be much lower.

You can probably put it on a credit card or work a payment plan out with them to pay it off over time.

I just rented two units and had them rented in under two weeks. What I do is list on CL (post a toll free number and website in the ad). When they call the toll free it provides details about the property and mentions that I will be showing the unit DAILY, at the same time (Mon-Sun). This seems to work well as it accommodates all schedules.

If people leave a voicemail after calling the toll free, I call them back. If they don't leave a voicemail, I gather all the caller ID numbers (since they show up when dialing toll frees) and send a follow up text message with the unit details.

Before you spend hundreds, I would buy some food grade diatomaceous earth and apply it to the entire unit - bed frames, mattresses, furniture, floors, electrical outlets, and anywhere else the bed bugs will nest (need to reapply for a few weeks). Also make and deploy inexpensive CO2 bed bug traps (many videos on youtube). And ensure that the tenants have mattress covers on their bed and wash all clothing in very hot water.

I have treated a few units with the above items. The tenants were very thankful and cooperative to get rid of the problem.

rentometer.com seems like a good tool as it asks what your rent is before displaying rents in your area.

I have bought four properties off of CL. They were all very good deals and am currently closing on one of them:

Two family; Purchase price $9,500; Repair costs $8,000; Currently rented for $1150/month

Single family; Purchase price $12,500; Repair costs $3,000; Currently rented for $750/month

Single family; Purchase price $11,000; Repair costs $2,500; Currently rented for $650/month

Single family; Purchase price $8,500; Repair costs $5,000; Projected rent $825/month (closing on this one now)

The majority of my tenants have come from CL. My units are all rented and are usually rented in less than a week when using CL.
