@Jose Gallegos I think that is investor specific. It all depends on your comfortability with the area. But a couple things to ask yourself: Would you live there? Would you live there with your children? Do these properties you are looking have currently have tenants? The crime rates that you are looking at - do they include in their numbers all the phone harassment/stalking/drama complaints and drug possession? I'm not advocating for drug use but marijuana is looped into the same complaint in most computer systems so for everyone getting cited for having mj that comes across as drug activity - because it is. Everyone has their own opinion of this topic.  Are you looking in to the actual factors making up the number or just the number? What percentage of the rate is actual crime not just complaints/misdemeanors?

@Arjay Estrella no, the best bonus you could give her is to keep using her for all your investment properties and tell anyone interested in that market about her. (assuming she has done a worthy job at her job)

If your plan is to do this in the next few years, start paying off bad debt now so that'll be less of an issue or none at all when you are ready for it. You could also reach out to a lender and see where you are at in regards to being pre-approved and ask them what you need to do to improve your situation. I recommend you read @Scott Trench's book 'Set for Life' it's very applicable to your situation.

Find out what they are focusing on right now, and then ask them how you can help them with what they are struggling with.

@Isacc Lightbourn action. what is your ultimate goal? work backwards from there and set your steps of what you need to do. You have the knowledge, but little money or time. Time is your most valuable resource. Do you truly not have the time? Can you make the time? What's the one thing that you can do everyday for 20-30 minutes that will get you to where you want to be?

@Tyler Ballard what is your end goal? If you know what your end goal is you can work backwards from there. Is there a particular aspect of REI that you are interested in? Have you talked to anyone in your area about the market there? Are you even interested in investing in that market?

@Dan Riley I second what @Ali Boone said. You'll want to do your research on the provider first then the market. The provider, like the PM company, will be a huge factor in the success you have in the deal.

@Ryan Odle I might try and find a for sale by owner and see if they would be willing to seller finance the property. When negotiating don't lead with asking them to seller finance, add that in after you have negotiated everything else. Find someone that is open to renting to own? Find a seller that is open to Subject-to? 

 Will a family member sign on the mortgage with you until you can refi after your two years of 10-99?

@Chico Ford Congrats on leaving corporate! My focus clientele is other investors as well. I would say @Alex Uman and @Ryan Howell hit it on the head. Meet-ups and network. It seems Prior Lake is on the outskirts of the Twin Cities so you shouldn't have much issue finding investors to work with. @Shelby (Osborne) Johnson, who was on episode 406, has a team of agents and most of the them work with investors primarily. She would be a good person to reach out to
