I’ll keep this as quick as possible. I’m moving forward with a home purchase. I’m using a grant program through the state of Maryland to cover the down payment and fingers crossed the bank owned property will help with closing costs. The interest is high but my plan is to refinance in 6 months to lower the rate.

I’m hearing we are in a bubble currently. Is my plan in danger of not working out if the bubble pops? I don’t want to pocket the cash just want the lower rate. This is the only way for me to keep a savings otherwise I would not go with the grant program.

@Tyler McGill I don’t have experience gutting homes but I do live in Annapolis. I’m curious about the location. Neighborhoods can be great then a block away things change to legit dangerous. I used to live in a brick duplex that was bought cheap, gutted, and redone.

@Matt Wagner I live in Annapolis. Before I moved my neighbors across the street would Airbnb their place and made a killing. Their key demographic were Naval

Academy families visiting their kids. There always seems to be some event happening at the academy. These families would rent for the week or weekend all the time. Hope this helps. I’ve no idea how far from Annapolis you are.

I’m new here and have a few posts with some great feedback. Though I feel I should have started with this post from the beginning.

I’m 40 years old, single, no kids, no debt ($300.00 to $700.00 gets floated on my visa monthly), I have a good job making 85k annually (could be 95k by the years end), 10k in savings, and good credit somewhere in the high 700s to low 800s. I pay 1200 a month in rent with no utilities. I have retirement but only started my current job 3 years ago.

My situation is fairly decent except for my age. I got my act together a bit later in life. I want out of the rat race. I want cash flowing properties preferably multi family units. I do live in Maryland which is an expensive state to live. Would love to be able to leave my job and my state in the near future supporting myself and also building wealth with a minimum 7 figures goal. What would you do/suggest if you were in my situation?
