 I think you need an update on how ‘forums’ work.  This is most certainly a place to offer assistance and guidance.  Advertising, however, is not allowed/ frowned upon. 

If someone asks for a great RE Broker who specializes in NePA Rental Markets…I’d be happy to initiate contact (which you did by responding to my initial post btw) and offer support and guidance if they so choose.

Caveat 1: a few days prior to the 4/15 IRS deadline, we're all swamped. If you find someone who is willing to accommodate you right away, it's most likely someone brand new who does not yet have enough clients. With experienced established accountants, you will have to wait.

Caveat 2: anyone offering you their help via BiggerPockets, publicly or privately, is blatantly breaking the BP rules. We're not allowed to do this, you must be the one initiating any contact.

Yes, I’m aware how many professionals are on this site/ forum and that’s why I made the post.  

Myself and colleagues are not looking for a CPA to drop everything right now and review our portfolios. This is future preparation / not for this year. 

And by posting..I am the one initiating contact.

Does anyone have some great recommendations in/ around the tristate area? Myself and some colleagues are looking for someone who understands real estate investments (multi/ commercial / etc) and can assist with tax prep/ advice on what to do next. (We all have sizable portfolios).  Thank you!

 Hi Chris! 

It’s been a journey for sure. But it’s been really great having them in this environment/ touching on the investment life education (ex; we live upstairs ..’shh no jumping and running..it’s late and we have tenants’) / starting our family here. 

Balance hasn’t been too hard although the walls are closing in now. We have the larger 3BR upstairs so that’s been nice. Also, it’s a fairly well balanced property with separate porches / entrances and plenty of parking surrounding. When we first acquired there was an older tenant (83 at the time), who lived in the lower 1BR. She was so happy to have us and when we had our kids she was ecstatic. The other unit is a cozy studio and we’ve had much higher turnover there but they’ve all been great. 

Advice; go for it! I really believe as a first property , especially after renting and looking to start a family, it's an ideal move. Easier to make the sacrifice now and ‘share' space rather than have a SFH and go the other way (imo)

This unit we’re currently in will pay a huge portion of our next mortgage while the other two float this property’s mortgage and expenses (not true for every house / we’re in a great area and bought preCOVID).

And yes indeed. Well most likely build but aren’t opposed to buying (inventory is so low in our area however).  

We may just build because at this point we know what we really like and don’t like. 

Eitherway, will be another fun journey!

That's awesome, Jeremy.   Be a little uncomfortable now to accelerate your goals and freedom later was my motto.

My family and I have had the same househack since 2007.  It's a MIL apartment down in the lower quarter.  

Helped us pay off the mortgage, now we are paid to live here after paying all expenses like taxes, insurance, utilities,  internet,  etc👍

Hi Slade,

That’s great! I’m over that way quite often myself. 

We actually had a fire the week after purchase (yep, not fun) in the unit we were going to move into. Rest of the units were fine. Ended up gutting and completely renovated the unit we currently occupy (was the plan anyway but the fire certainly accelerated that). 

So we had rents rolling in while repair work was being done but we couldn’t occupy it yet. Moved in start of 2020, and we had one tenant move out in our smaller unit so my wife and I rehabbed that with our newly found spare / COVID time. 

Currently I’m rehabbing the lower / larger unit (when I find time). Doing some really nice upgrades / not just minimal work. (Hardwood , granite, higher end appliances / fixtures / etc). 

I also snagged a room from that lower unit and completely rehabbed last year making it my office. (Redid the hardwood / new drywall, found a sweet hidden cedar closet and that’ll be a half bath, painted). 

We hire out for major stuff (we had contractors do our unit after the fire) like new level floors , plumbing (some), electrical (all). 

Knob and tube was only located up in our unit pre fire but it was dead. None left in the house now. 

There is still a lot of lath and plaster in the lower units. In the one I’m doing now I’ve demoed a few walls and layed 1/4” over other parts. I’ll have to add before and after pics when I’m done.
