I haven't found very many meet ups in Williamson County--mostly concentrated in Austin. I am a member of the REIA of Austin--which has been moderately helpful. I'd love to see more meet ups here on the North end of the metro.

Mike,

I'm in Round Rock myself. I have a hold property in Florida--where I used to live--and am doing a flip in Austin right now. My end game is the BRRR strategy, just trying to build up capital.

Not a lot of advice to offer--I've found the BP resources helpful as well as a few others. I just tend to ask a lot of question of a lot of people as I work through the process? Do you have a realtor your working with?

Sorry--left something out. I usually use just below $1 per square ft/month as my starting point.

It is a very good market. We've been living here about 5 years and are working our way into investment here. There are a lot of variables, of course, but I mentally use just below $sq/ft/month as my starting point and go from there. I'm sure a realtor can run the comps in the neighborhood and give you more exact. Let me know if you want/need a recommendation for a realtor.
