Awesome! Love seeing fellow-First Responders investing. Somewhere here on BP there is a thread for First Responder investors—I’ll look to see if I can find it.

Also, there was a podcast guest a couple years back that has a Facebook page “First Responder Financial Freedom.”

One other thought: If it is a tear-down and rebuild, you may not necessarily need to look for a fire restoration company per se. More like a demolition crew and on-your-lot builder. Where you may need help is ensuring you are getting all that you should from your insurance carrier.

I flip fire-damaged properties and own a fire damage restoration company. I'm sorry you have experienced this, but I'm glad everyone is ok. I am glad everyone is ok. I am happy to connect you with someone in my network of independent companies. The value that a locally-owned company offers (vs. a large wall-street owned monolith) is the personal service and care for the community.

As stated above, most contractors won’t do a cost plus structure, but it is fair to say that you will be paying 20% or more beyond what it would cost if you GC yourself.

Also, I can understand and appreciate the good intentions behind @Mitchell Zoll’s advice, however most contractors worth their salt will turn around and walk away (likely laughing) from a request like that.

I flip fire-damaged properties and own a fire damage restoration company. It can be a big undertaking, although there can be profit in it IF the numbers are right and IF you have done your homework to know what you are getting into (both big “IFs”). Unless you are rather experienced with this type of damage, it may be hard for your to tell the extent of damage.

So in short, I agree with @Joe Funari. It is likely not your best option for your first flip.
