Post: Updates to the new tax regulations in San Antonio, TX

Hello hosts! Here's a good breakdown of your options for tax collecting starting Feb 1 based on the new regulations.
TLDR version: if you switch to default tax settings, you'll be responsible for remitting ONLY the 1.75% county tax out of the payout. If you switch to or stay with the custom tax settings, you'll need to update the amount of tax collected to 7.75% because the 9% city tax will be collected and remitted by law to the city on your behalf, but  the 6% state and 1.75% county tax will be collected and sent to you to remit to the state and via Avenu to the county.

Hi! I highly recommend Joanne Hanson of theworksbnb .com. She is based in Minneapolis and is an owner and manager of STRs there. We're both in a mastermind for high-level operators, so you can't go wrong working with her. Good luck!

Hi @Edward Zachary Samperio I currently manage close to 20 STRs in San Antonio and would be happy to help. San Antonio has a vibrant and competitive STR market, which means there's great potential if done right! To maximize success, it's essential to focus on standout design and thoughtful decor that really sets your property apart. I recommend browsing Airbnb in your target zip codes to see what's trending on the front page—this can give you valuable insights into what's working well. These days, even properties with nice amenities like pools need to go the extra mile to capture attention and bookings. Let me know how I can assist further!

Hey Jeremy, thanks for reaching out and offering to help, I really appreciate it! Managing 20 STRs is insane, and it’s motivating to hear that the market has strong potential.

I'll definitely take your advice and start browsing Airbnb in my target zip codes to see what's trending. I'm in the early stages of narrowing down markets and evaluating STR regulations, so once I finalize that, I'll focus more on the design and amenities side.

If you have any advice on pitfalls or ways to stand out in competitive neighborhoods, I’d love to hear your thoughts! Thanks again for your input, and I'll probably reach out as I get further along in the process.

Hi @Edward Zachary Samperio, the regulations aren't that difficult and I'd be happy to give you a quick rundown about the density limits, hotel occupancy taxes, permitting, etc. The major factor to standing out in any market is design. You can't list a property with basic design and expect to be successful, especially with today's property prices and rates. You need to remember that, hopefully, this is a long-term play for you, so work with a trusted STR designer (I have great recommendations), and spend the money upfront so you can be the most successful in your area. Also, don't go for 3 BR or smaller properties. Too many in the market already. Let's set up a time to chat! Reach out via my signature.

@Marc Shin why are you in a time crunch? If it’s just a matter of being anxious to get listed and go live, you’re doing yourself a massive disservice by wanting to go with basic pieces from those box stores. Most markets have a lot of competition, so IKEA style doesn’t work anymore. I always implore my clients to take the time to work with a designer who’ll knock it out of the park and get you those top daily rates.

@Marc Shin, lots of good answers here. If you're not yet to the design and buildout phase of your STR, to stay organized with shipping and deliveries, use Minoan. com. Lots of discounts and a unified shopping cart across multiple online stores.
