We attended the Dodge Co tax sale as there weren't as many bidders.  The easiest way to get as many bidding opportunities as possible is to have multiple entities & multiple people spread throughout the bidder numbers at each tax sale.  For Douglas & Sarpy Co we typically just try to find the big corporate buyers that have no interest in getting a property whatsoever.  They just want the guaranteed 14% interest.

I second what @Ethan Hamilton stated. I've been using them for years now. Great quality, systems, & transparency. Call Doug Mertes at CPM (actually now Wistar Group) to at least chat with him. He is in charge of onboarding new clients.

Just a deer/ game camera available at any sports store or Menards has them too.  Yes they snap pics & store on an SD card when motion is detected.  Hunters strap them to trees & use them to monitor deer/ game movement in areas.  Battery life was pretty good as I used mine in the dead of winter & they lasted at least a month.  

@Owen Dashner I used what @Rick Baggenstoss mentioned, a deer cam.  I mounted two.  One high up on a wood power/ cable pole, and one on a downspout, both of which would be very difficult to remove with someone making a bunch of noise & a scene with an extension ladder.  They are night vision too.  Then I just bought a $30 motion detecting siren from Home Depot & kept the remote in the lockbox for the contrators.  Usually thieves are scared away soon with alot of noise so they don't go any further.  Of course after I did all this the thieves never came back to the house lol.

@Rick H. , I am setting up my staff for a consistent once a month drip mail for one year for every new probate lead.  My question is, do you think it is important for the actual letters to be personalized to the PR & descendant address (mail merged with a CSV), or would it be ok to use non personalized generic letters (but 4 different ones), with the envelopes obviously addressed to the PR?

@Will R. , welcome.  Prices in the Omaha metro are still on a slight but steady upward movement, like most strong midwest areas that don't see the roller coaster movement of values like sun belt areas.  LaVista & Papillion have great schools, and Bellevue has really been putting some positive work & building into the city.
