Hi, I'm in the Tampa area for a few days from Chicago and saw a few Multifamily properties in the Sarasota /Bradenton area that my company would be interested in. Looking for recommendations on an experienced broker in the area.

I am looking to find an experienced agent/broker who works with commercial MFH investors in the Tampa, Florida area. We currently have commercial multi-family units in the Chicagoland area, but want to expand into the FL market. I will be flying in on 3/3 and would like to schedule some showings. Must be familiar with the local Tampa area rental market. Properties we are looking at must be 12+ units and over $750,000.

if it was me, I would ask about the structure. if it's structurally sound, just figure in cost to mitigate any termites and continue with the deal. An inspector is going to cover his *** to make sure he didn't miss anything

well, first of all, we are comparing a city to an entire state. you can EASILY find deals that meet your criteria in every market (even California). I am not aware of any major city that doesn't have at least a few deals with those numbers. First question is why did you choose that city (Memphis) and the entire state of FL? If the answer is because you read one article on Yahoo stating that those are "hot" markets, it's probably not a good reason. It's very difficult to know an entire states market, especially if you do not have one of the absolute best teams working for you in that state. How many deals are u looking to do? all SFH? or do u want commercial or MFH as well?

There is a lot of stuff that should be included over the NOLO. Not so much from a legal aspect, but more from a rules and regulations aspect. For example, do you allow ball playing in  the yard , what about tenant and guest parking? What happens if they leave stuff in the garage or unit after move out? If you have  a wall AC unit, is it your responsibility to repair it? From a legal aspect, NOLO isn't horrible like many would have you believe. We ended up having our lease reviewed by an attorney and the difference was negligible at best. You end up paying for peace of mind (which, granted is worth something) that it is a valid lease. If u were to be leasing commercial or something more complicated, that is when I would really worry, but just my 2 cents. 

Agreed on Evergreen Park. They are very unfriendly.

Hi All,

Unfortunately I think I may have to go through the eviction process with a tenant who moved in an unauthorized guest as a roommate without approval. Does anyone have recommendations for a landlord lawyer that services Cook County (Blue Island to be specific)? 

Also, what other courses of action can be taken instead of eviction? I have heard people talk about "cash for keys" but what does that process look like? What forms do they fill out for cash for keys to be valid and avoid eviction?

Welcome @Tyler Kirk! I was the same way for a long time. I probably listened to the podcasts and read the forums for a year before I actually created an account... lol. Don't know exactly why, but it is much more fulfilling to be able to interact in these discussions instead of just being a by standard. Good luck!
