@Suzanne Player I’ve had good experiences with Cinch Home Warranty here in NC. All home warranties are subject to the rules of the policy however. It is a business and they will always attempt to repair prior to replacing covered items.

@Nathan G. Yes, I agree but it seems like many of them have much higher monthly minimums or fees. Any recommendations for quality systems with less up front cost as we continue to grow?

I have a small (less than 10) door property management company and my customers desire direct deposit for rental proceeds. Does anyone have a company that they like?

My current setup is:

Tenant payment via Cozy

Auto Deposit to Escrow at Bank

Bank offers Online Payments of Invoices (Proceeds to Owners)

This creates a 7-10 day (minimum) processing delay between tenant payment and owner receipt of proceeds.

I currently have a small (less than 10 unit) property management firm and I'm looking to find a solution to be able to affordably send my clients their rent proceeds (less PM Fees) to them on a monthly basis electronically. Does anyone have any recommendations? My bank will send paper checks, which have been working fine but I am finding that particularly millennial investors want their rental income directly deposited.

I have a property that the Seller doesn't want to 'list' but wants my assistance marketing the property. Anyone have any guidance if a place like BP Marketplace would be outside the purvue of NAR's Clear Cooperation policy?
