I have my tennants mail me their rent. About the 20th every month I mail them a receipt from last month along with any instructions or issues. I then include a envelope with my address on it for them to mail me the rent for next month. All they need is the rent and a stamp. I make my late day the 3rd of the month. As long as it is postmarked by the third it is isn't late. Has worked great now for 6 months. I don't run around trying to pick up rent. The tennants like it because they have some leaway and I think they feel it is easier since I provide everything. It cost me a little in postage but not near as much on gas.

Question are yall using the glue down to each other type of the snap ones?

Never mind the search feature is a nice thing.

On all the properties I have done tile so far. I do have some larger SF Homes that for resale I am not sure would be best. I am scared of Laminate because of water issues. Anyone used the plank linoluem that looks like hardwoods and either snaps in or glues together. I think it is the Allure ultra stuff. Anyone have any recomendations. I may just go with Tile that looks like hardwoods? But that stuff is like $2 a foot then you add in labor and you are at about $3.50 afoot which gets expensive but will last forever. Anyone have any comments. I have 2 houses that I am going to need to make a decision on soon.

First lesson learned you need a military affidavit that says they are not in military. https://www.dmdc.osd.mil/appj/scra/welcome.xhtml
Found it here one site wanted to charge me $36 to look up the information. That site was free. Fun times. Court date is set for May 29. They only have evictions on Tuesdays. I should have filed earlier. Next time I will know.

Thanks I have been so scared of going through but now I am looking at it as paying stupid tax for putting the wrong people in the house. I have 9 houses and this is the first time in 4 years of renting that I have had to go so I guess my avg isn't that bad. Not saying some of my other tenants haven't been bad but they were not stupid enough to go as far as court. I am trying to learn all I can so I won't be scared of the process and it will help me to make sure all of my ducks are in a row. For the longest time I would spend nights up thinking of what else I could do but I have recentely come to the conculsion that I have done what I can and this is there choice. I am not letting them live rent free so I have no other option at this point.

I tried to explain that to them. I think his plan is to milk free rent as long as possible because he has an acrea of land and he is wanting to put a mobile on it to live. So I guess he is saving up money to do that. Not sure. Seems very short sighted to me but what do I know. What can you do? He basically called my bluff. I plan on bringing the lease and my excel spreadsheet of all payments. And no they haven't been good tenants so I don't plan on stopping the eviction unless they move out. It will be better to be rid of them. I screwed up by putting them in the house in the first place. I will never again take someone who can't afford the rent and security deposit in one payment. That was my red flag but I beleived there story and that is on me. Won't happen again. Better to wait two months for the right one then a week and pick the wrong one.

Heading to court today to file an eviction for the first time. I have done everything possible to avoid the situation. Some people are just no reasonable. The cost is going to be $192 to file the paper work. I am in Texas. I will let you know how it goes and any tips I can give. They are being evicted for not paying rent this month. I gave them 3 day notice on May 5. Taped on the front door. They have dogs so couldn't put inside of door. I took video and pictures of me doing it. I used my phone to show the date. I also sent it certified mail. I have the receipt for it but doubt they will sign for it. I told them if they are out by this weekend I would stop the eviction and they wouldn't need to show for court. I doubt that will happen. Its really frustrating because the guy basically told me you can wait two weeks and take a chance I will have the rent or you can take me to court and it will cost you time and money. I told him I couldn't take that chance and if he didn't have the rent in two weeks I would be two weeks further behind. He said ok. I just don't get it.
