LOL I am trying to avoid having this guy dump cement in my pipes or shoot up the place he has told me about his gun collection before.

Another update. Guy text me tonight. Sunday night tells me I don't need to file the writ they have started moving stuff out and the house will be like it was when he moved it. I say ok thanks when will you be out he says next weekend. I didn't respond after that. Now my gut says don't trust the guy. He has lied numerous times and been a pain this whole entire time. Even hanging up on me last week after the judgment. I am trying to way the risk reward. If I file on Tuesday for my writ I have been told it could take about a week for it to enforced and him moved out. It will cost me $130 which I am not worried about. What I am worried about now is that two things. First he can still appeal the judment on Monday. If he does it could take even longer to get him out. So I don't want to tell him I am going to go ahead and do the writ for fear of him thinking he needs to appeal. If the thinks I am not going to the writ he has no reason to think he needs to appeal. Second I think right now he feels in control of the situation because he is the one telling me when he will be out. I think he likes this. And therefore theoretically might move out next weekend and leave the house in decent shape. However If I tell him I am going to go ahead with the writ which I wouldn't do until after Monday when the courts close then that will probably piss him off and he might trash the house. So the dilema is file the writ and lose $130 and the chance of pissing him off even more or wait until next Monday and see if he is out. If so I can move on if not I then file the writ and lose a week. What would you do? I am leaning towards getting the writ. A leopord doesn't change his spots. He has not been trustworthy whats going to make him start now.

What brought this up was he didn't answer his phone for two days. Turns out he is in the hospital. I spoke with him and he said he would give me someone he recommends. Which is good but I still like the idea of paying someone say $1500 for the year and if anything goes wrong they fix it? With no cost but maybe I am crazy.

Ok I have 9 SFR rentals all in the same area. If you include my home I have 10. I was trying to think of a way to scale my AC issues. I live in Texas and AC is a necessity pretty much all year long. I am trying to find a way to attract a good A/C company that would give me a discount for giving them all my business but am not sure how to go about it. I was thinking along the lines of like a lawyer on retainer kind of deal but not sure if that is feasable. Right now I have an retired A/C guy that treats me right and I love him. (he is dependable and very reasonable on his prices) His issue is he is about 70 years old.) I know he won't be crawling around in attics forever so I am trying to get ready for when that day comes. Anyone have any ideas?

I wish that would be better then taking them to court. The hoa pays for a couple of sheriffs to patrol the neighborhood 70% of their day. I was thinking if I ever needed to do it. I would just have the sherrif come with me as a witness to CYA. Just a thought.

Here is the actual property code regarding land lords lean. Interesting for sure. I called the Justice of the Peace in my county and they said it happens all the time and is perfectly legal. Just follow the code. To be safe I would video tape the whole thing of what I took and the date, leave an inventory. If I have to try it I will let you know how it turns out. I don't want to do this but is good to know I could if I had to.

Thanks John I think I will put that in my lease from now on to be safe.

I posted the link. Check it out. You can seize the property and then give them 30 days notice before you sell it to the highest cash bidder. If they owe you $1000 and you sell something for $1200 you then are required to give them the $200.

I am not saying I would use it but sure would sound good when they are signing the lease and showing it to them in the lease that this is an option.

I agree and don't want to ever need to do it but I am glad it is available. Would be a good thing to tell tenants when they are signing the lease to show I am serious about getting my rent on time.
