I'm a newbie. I have $20k set aside.  My original plan was to use it to pay off debt.  Then I decided to get serious about real estate investing, found bigger pockets and learned a little about leveraging money.

So for you experienced folks, how would you use this money?!

(We are currently searching for another single family home to move into and rent our current place. I will be using a 2nd tier va loan with $0 down. I don't want to use any of the $20k for this deal.  I have $27k in equity in our current home.  If we manage it as a rental it will cash flow about $250 a month.)

What are you interested in?  Rental property, rehab?  One of the benefits of the 4 plex route is if you're willing to live in one of the 4 plex units you would qualify for a good fha/va loan.   Rent the other 3 out to cover the mortgage.

Meeting went well.  He showed me around his office and I met his staff.

He gave me a presentation of what he does and how he does it.  Essentially he buys low income properties, resells and owner finances to the new buyer.  Is there a name for this?

He was very informative and I could tell he's been doing this a long time.  I think he is involved in more expensive ventures as well.  I definitely think I can learn a lot from him and his partner and develop some connections along the way.

He responded to my email within 10 minutes. Gave me the name of their buying LLC and parameters of the houses they target. I told him I'll set something up with him before COB.

I just emailed him and asked him to recap our conversation.  Name of his business, type of properties he's seeking and how I can help.

I've on the hunt for a good local mentor. I will be attending my first REI mtg Thursday.

In the meantime, I posted an CL ad in the housing section, "Real estate entrepeneur, seeking mentor."  I was clear in the ad that I wasn't looking for hand outs or free money.  I was clear that I can bring integrity, enthusiasm and a desire to learn.

Gentleman calls this morning on my way into work.  Older gentleman, CPA by trade, investor for 35 yrs.  We talked for 30 minutes.  After giving him my background and what I'm looking for, he talked for 30 minutes.  Fast talker, Texas accent.  LOL

He told me what he does, the people that he's helped, about his team and his system.  He mentioned everyone in his office by name.  Seemed genuine to me.

At one point, I asked if he was looking for a bird dog.  He seemed a bit suprised by my direct approach.  And I'm not opposed to bird dogging in an effort to learn.  I was just curious.  In short he told me I can be as involved as I wanted to be.

In closing, he wants me to come to his office to meet his staff and see the operation.  He mentioned this 3 times.  I also asked if he has a system that he sells.  He said no.  I wanted to make sure he wasn't selling me a guru system because I'm not interested.

His office is an hour from me.  What do you all think?
