I own a junk removal company in Tacoma, Wa so sadly I can’t help. What I can say is, buy local. Use a professional locally owned company not a franchise. I can cut 1-800-Junk in half because I have lower head (no franchise fee, dues or royalty’s. 
You also may want to look into renting a roll off dumpster if it’s a lot of junk.

I am a Pierce County; Tacoma, Wa investor and entrepreneur. I started a Local Veteran owned junk removal company to help investors with eviction clean-outs, foreclosure clean-outs, appliance removal, and any other junk removal need we might have. I am debating on expanding into roll-off dumpster rental however, I wanted to see what you use when you clean-up a evicted unit or foreclosed property that you purchased.

Hey Tim,

I have been seeking to purchase a hotel or larger “house” to help curve the rising pierce county homeless veteran population. I have multiple contacts I can provide you with however, I don’t think they operate the way you are seeking.

You provide your rental requirements and they can provide you tenants for you to approve or deny. Then they guarantee a portion of the rent.

Obviously they will be able to provide more details, suggestions, and answer any of your questions.
