Question for experienced wholesalers. Since the market is in a upward spiral, how do we adjust in our market when using whatever ARV formula that is appropriate for that market?

Hey everyone I’m looking for someone to point me in the right direction. I’m looking to do a lease option with a client of mine, the only problem is I have no contract. Was looking for real estate attorney recommendations or if anyone was kind enough to share their contract. Thank you in advance!

@Anthony Brown I would say always look for new buyers and sellers. In your case I’d say get in contact with owner, get it under contract, market to buyers, Craigslist, FB market, bandit sign etc...) close and do a happy dance.

@Mathieu Moreau I would say no because there’s too much free information. That and surrounding yourself with like minded people...the amount of information is endless and free.
