Would it be wise for me to trade in my 2001 Camry that I have no payments on, and get a car that qualifies for Uber in order to earn extra cash for investing?  I'm thinking as long as i'm cash flowing by earning more than my expenses for the car (loan principal and interest, gas, insurance, maintenance), it is a good way to increase my earnings to put away for investing.

It depends on a lot of factors. It depends on what kind of mold, the source of the mold, and how much of it there is. If it is more than 10 linear feet of mold, you will have to have it remediated by a professional. Obviously you would want to fix the source of the mold with can range is cost. An air quality test will have to be completed before and after remediation. Did your remediation company complete an air quality test?

What ended up happening with this property?

@Thomas Zaremba

I am currently focusing on single family, but would love to hear about all types of deals as I'd try to hop on any type of good deal there is.

Thanks everyone for the replies!

@Sunny Vig - you have a very good point. I never thought about it like that.

@Richard Bradshaw - agreed. just in nazareth alone there have been a ton of new housing developments and new stores along 191 between nazareth and easton.

@Thomas Zaremba - I totally agree. there is a smaller margin of error when buying lower priced properties, which is why i still sway back and forth between the expensive market of LA where there might be a little more room for error as opposed to PA where the prices are lower but have a small margin for error.

@Ashley Wilson - thanks! i'll connect with you soon!

@Kevin Peguero - yeah, that is my main motivation for investing back in PA.

@Logan Allec - thanks for the input Stephen, but for now I am just looking to flip. Possible rentals in the future though!

Thanks again! Please send any references my way as I start building my team.

@Thomas Zaremba: I grew up in Nazareth. Two contractors that I have always heard about growing up are Diefenderfer and Ed Mertz Contracting, though I have never worked with them.

I currently live in Los Angeles, but plan on investing back in Nazareth in the near future.

Hi all,

I was wondering if it would be better to flip homes where I live and don't know the market that well or invest where I grew up in a market I know pretty well.

I moved to Los Angeles a few months ago, but I grew up in eastern Pennsylvania (Nazareth to be exact). I know the market pretty well and still have connections back there, including feet on the ground. Plus, houses are much cheaper in Pennsylvania than in LA.

Any advice is helpful.

Thanks!

Post: Lenders and wholesalers in Los Angeles

Hi all,

I am starting to build a base of private lenders, hard money lenders, and wholesalers in the LA area for my newly formed flipping company.  Please respond if you, your company, or you know of a company that is open to lending to a new investor.  You can also email me directly at the address in my profile.

I am also looking for experienced investors that I could partner with for future deals.  I would love to speak with anyone about what I can bring to the table for each project.

Thanks in advance.
