@Jane Istre I rented a four bedroom home in my early twenties with three other guys. We all had pretty good jobs and wanted a nice home to live in. I also rented several other houses with friends when I was younger. If they’ve got decent income, good job history, as well as good credit, they may be better candidates than families with children. We have a daughter who is a year and a half and she can be rough on stuff!

Hey Sheryl, thank you! I guess I was just concerned that the seller wouldn’t be interested in seller financing because they may have to come out of pocket in order to pay the agent. But you make a good point and it certainly doesn’t hurt to ask! Thanks again

Thank you for the responses! Rachel, if we’re only able to bring 5-10% to the table, any idea how we would pay the agent? Is there some creative way to write up the purchase? I can probably raise money but I’d prefer not at this point. Thanks again

Hey guys I’ve been looking at a mobile home park in my area, however it is listed with an agent. Is it still possible to negotiate seller financing when the property has already been brought to market? Thank you!

@Frankie Woods Hey Frankie, thanks for your service. Second, how do you open a card that doesn’t affect your credit? Does this require you open an llc or simply tell the bank it’s a business card? We just completed a rehab and had to put a portion on a card (0% interest) but it affected our credit slightly. Thanks!

@Ryan Smith no we don’t have the park under contract yet. They have the noi, rent roll, and gross income, cap rate etc listed but it seems like you would need to request some actual forms to verify all of their numbers
