Wikipedia says they were bought out by Carter's in 2005. The certificate should have some value, probably a couple hundred dollars.

@Luke J Nelsen Without comparisons, it's tough to say. What was the last tenant paying? Depending on the condition, I would guess (and I can't state this enough, it is a guess) around $1,250. There are a couple of approaches I would suggest you can choose from. 1. Determine the rent you need to cover your expenses and then add the desired cashflow. 2. Set the price high and let the market determine the rent, by lowering it if there is little to no interest. Either way, you may sit empty for a bit until you get the price right. Good luck!

Campbellsport is a very small community. It’s about 1/2 hour away from Fond du Lac and West Bend, which are the 2 biggest cities nearby. It is an older community without a lot of growth. Hence, your lack of comparisons.

I had a 20 unit in Fox Crossing and a 32 unit in Oshkosh. I still have 12 units in NFDL and a duplex in FDL. They all performed really well. I just looked at an 8 unit in Oakfield today and they are getting almost a dollar a square foot in rent.

Most of Wisconsin is a solid market. Don’t limit yourself. We are full of small and mid size cities that offer huge potential.

I recommend using an LLC to buy your rental property. The costs are minimal if you do it yourself. Use wdfi.org. I would also recommend the umbrella policy as a million dollars of coverage I believe is only around a $100 a year.

I would recommend you talk to a few lenders about getting qualified before buying your first property. The commercial world is much different than the residential world for financing. It would be a good idea to start talking to some bankers before you start your process to ensure you have all of your bases covered.

I recommend you talk to Todd Broekl at AbbyBank. I recommend staying away from large banks and focusing on local or regional banks.

I purchased a property in February that was managed by Blue Frog. I took over the management myself. Tenants did not like them at all! They didn’t have keys in the lock box when looking at properties. Didn’t turn over half the keys. Good luck!
