When getting a loan, do you simply take whatever rate is lowest? Or are there other things you look at?

California. In a roommate/househack situation, when renting individual rooms would it be feasible/legal to put in the lease that any items stored outside of the room being rented must be approved in writing, and/or restrict the number of items stored outside the room?

Alternatively, how would you deal with a situation with a roommate/tenant bringing way too much stuff when they move in?

I'm beans new to real estate--I'll be closing on my first house next week and I'll be house hacking it, so this question is specifically about renting out rooms in your own house (as opposed to like a duplex).

1) How do you advertise the room so that you get quality applicants?

2) Do you do a credit check on them or any other screening?

3) Do you do a full on, official lease the same as you would with a regular property?

4) How do you manage the rent payments? What system do you use to accept payments, or do you just take cash?

5) Do you give them official, itemized receipts every month? If so, what do you use for those?

6) How do you take maintenance requests?

Do they just tell you?

7) How about parking? Do you charge extra for parking in the garage?

@Nick Palles I'm planning on doing rental properties. When you say availability, you mean there's just not a lot of supply there?

I'm dipping my toes into out-of-state investing and I've been looking at some cities and Murfreesboro seems to be a good city. It's just South East of Nashville and the population and job growth have been really good over the last couple of years. It's also #17 on this list of best cities to buy a house (not sure how much that is worth lol). Anyone have experience there?

I'm brand new to real estate and I'm looking to buy my first home. Thinking about buying a duplex. I'm in the San Diego area and I'm looking for recommendations for good agents.

Any other advice or recommendations is appreciated!
