Here in Oklahoma City there's been a group or person paying off property tax liens and then making fake eviction and foreclosure notices trying to get the owners to legally sign property over. Here in Oklahoma I'm gathering that if someone pays off the lien, that that person can charge interest only and move to foreclose if the amount owed is greater than property value and is actually a judgement to settle a debt. Also, in my town, a southern small suburb of OKC someone was going to elderly folks and presenting them with fake documents that show the city has condemned their house and will use eminent domain and tear the house down. Trying to get them to sell. The gumption of people to do this is enormous, in the end they won't win. Just some really bad people out there,I guess.

I want to start getting investors and lenders for deals, when I find them, how do you guys present your deals? I had heard on the BP podcast about presenting in a nice and tidy binder/folder, but what info do you put on there and what should it look like? Photo of the property on front? Purchase price and estimated costs and cash flow and goals I'm assuming would be handy info, but what kind of layout? Jeremiah

Here is my ultimate goal, to be able to live abroad using the income from my properties. I'm 35, still young, and single so, I have time to build my portfolio. Where's a good starting point? Where can I find guidance?

Hey guys, sorry on the delay on replies. I applied to refinance my current home and then do a HELOC after a month. I was denied because my current mortgage lender had reported my April's payment ad 30+ days late, it was the 20th of the month! and I also recently opened a new credit card, so it lowered my mediocre credit score a bit. I have been improving my really bad credit score over the past year. 200 points higher in 1 year. the equity I have is about 30k, so I'll just have to fix all these mistakes and wait a bit longer.

Hello everyone! I don't have a lot of money saved in the bank, but I had thought about either refinancing my personal house and taking the money out of it, or refinance and then getting a HELOC to get started on buying investment properties. Is this a good idea or not? Pros and Cons of both?

I am single and 35, so I don't have any dependents and can be risky, and I have a modest amount of equity in my home. What are your thoughts?

Hello all. my name is Jeremiah and I found BP, by beginning my research into real estate investing. I'm in Oklahoma City and looking forward to getting tips and advise on everything. I've been contemplating short term rentals in Florida, Ft. Walton Beach/Destin/Pensacola area to be exact, and also multi units closer to home.
