Jon in the past I have used mobile home depot. I am not sure if they have one near you. Other wise I agree with Jon just used standard replacements. And in your area I would check with a company called Moss.

they should not their is a stop that goes under the lever that should be there. If you take the handle off it should be the next thing you see. my suggestion is to go back to where you bought it and tell them the problem, they should alert the man. Kohler is really good about missing or bad parts. Good luck

Jon could be correct, but their has to be more to it. I do lots of jobs for cash (side jobs) that are small and or low risk where I know that my workcomp and insurance will not be a factor. If this is a one time deal and is a relatively small project than I would say go for it, it will also create less paper work for you at tax time just put it in with misc. labor. But if he wants to make a career with you than he needs to be on the books. I have a few subs that ask for cash jobs now and then 9 times out of 10 it's nothing to do with taxes, they're usually divorced with kids and need living cash. John, that figure did not include landscaping, pavement etc. it did however include building exteriors roof, windows, doors, entryways etc. As I've stated in other blogs the building dept. is all about the "good ole boy" system, so your wife having a in is an awesome bonus. Also when I do these type of rehabs be sure and check for your local overstock and scratch and dent wholesalers, I found tons of materials using these resources. Hi John I am also a gen. con. a year ago I rehabbed a 24 unit complex in Knox TN. My cost on that project was $30 per sq.ft. material and labor. most units had to be done completely. The other thing I suggest you check on is the individual deeds with your local permit office, I ran into a problem in FL, I tried to permit as one job when I needed individual permits for each deeded property. Code enforcement shut me down for 2 months. But each county is different, and that could cost you, so be honest with them and tell them what your intentions are. I learned my lesson and will never cut that corner again.

Jon I deal with code enforcement on a daily basis in 4 different states 2 of which I am not part of the "good old boy" system. I have had 2 projects shut down by CE and they make you jump threw all of their hoops. As far as getting any info from them I do agree that you will have to be property specific, in my years of dealing with them I have never seen a generic list of properties. Code enforcement is a different breed all together, in my opinion if your not generating income for them, or part of their click they are very unlikely to assist you. But that is the contractor side of me I avoid them like the plague. Good luck to you and please update me this subject is one that has my attention.

I just had window world install new vinyl windows in one of my dads rentals. It was $325 per window after all their fees, but they did have it in their quote. In MN and WI we use Silverline their made by AW, they are good quality and also qualify for the tax rebate this year. You can find them at Stock Building Supply.

Hello everyone I'm Jereme Peltier. I am a General Contractor I an out of Chisago City MN, Balsam Lake WI, Punta Gorda FL, and Knoxville TN, I do all forms of residential construction. I am know looking at flipping properties and also at acquiring rental properties.

I am the proud father of 3 amazing boys Zachary 9, Aidan 5, and Wesley 3. They love to spend time with me, some of the activities we do are repairing antique tractors, playing and watching sports, and just spending time at the beach.

I was working with Maxwell Resources on financing 14 duplex in FL. They seemed laggit until I asked for their license and asked for their BBB accreditation. When I asked they hung up on me. I called back thinking we got disconnected, I asked again and she told me they will no longer want my business and hung up again.
