So I have a seller,that has a $50,000 lien on his house, I spoke with him and he wanted to sell it,I I talked to him the other day and he told me that he basically wants to live in the house.

So he wants me to structure a deal to where I can pay off his lien and he gets to keep the house,I'm thinking about just going forward with my cash offer (wholesale) deal, because he's already in debt so structuring any kind of seller finance deal for him to stay there,would be stupid imo.

Would greatly appreciate feedback, suggestions,and tips,thank you.

I tried to sign up for TLO but they said that, they cannot help me locate owners of houses. Is there a trick to getting the service, what type of business do you have to tell them you have?

So here is why I am asking. I get so many calls from wholesalers. (If you are a CT wholesaler and you are calling all the we buy houses companies to enlist buyers.. know this now. DO NOT CALL ME! please!!!)

This is what pissed me off. They signed a contract but the property is listed with an agent.. i.e. it is on zillow. They wanted to ad a fee on top of the listing.

I find this really disrespectful to agents, and it feels desperate. Am I saying you did this? No absolutely not. My point is, I eversince was wondering how is it possible to do wholesale deals from zillow, or listed properties.

Can you please explain your situation in more detail?

An out of town seller has houses that he wants to sell, i have 2 of them under contract, my contract allows me to advertise the properties however i feel necessary ,an agent contacted me,she has buyers for me,she wants to write up her own contract, I'm not sure i want to use her's, am I right for thinking that? that's basically what i wanted to know

good morning! I currently have a deal under contract that's a fixer upper,that I shopped around on Zillow, Craiglist,etc and got a call from a realtor yesterday that a young couple wants to buy the house as their first house (cute huh) lol, well my only concern is how should a wholesale deal with an Agent go ? like do I assign them the contract, or do I take the contract that she's putting together,This will be my first deal that I've done, and I just want to make sure that It goes smooth and that I don't get burned. Appreciate any feedback,tips, questions, advice it's all welcome. thank you and have a prosperous weekend.

he's already seen the house, because I do video walkthroughs when I get a house under contract, and let them know to request it when they text me ,so he's already seen the house

gonna make this short, I posted a house that I have under contract on Craigslist,I got a text from a buyer that was supposed to meet me at the home yesterday, I showed up he didn't, he claimed that he forgot, (whatever right?) and he asked me to send over the contract Through Email, Now I've never done a deal before, am I risking anything if I email him a contract (with my fee tied in of course) how would that go?what does he need to understand if I decide to send it to him, or is there another way to go about this?

what's up Nick, I am doing wholesaling in Detroit,I have not done a deal yet tho,I have a house that I want to put under contract, she owes back taxes and is almost in foreclosure,I want to offer her a little more than what she owes in taxes, now if I can get her to accept that, what is the process of getting the taxes paid while closing the deal?
