Joe Villeneuve & Jonathan R McLaughlin that is what I was thinking.

Has anyone refinanced a property, like a SFH just to take advantage of better rate and decrease monthly payment by stretching the payment back out over more years? What would be pros or cons if you plan to keep the property for a long time?

In this instance a property is being sold on the courthouse steps and the bank is owed a sum of money. Will the bank be able to collect all of what they are owed from the person that buys at the courthouse steps or does the bank just get whatever the sell brings at the courthouse and the banks eats the rest as a loss?

I am new to real estate trying to learn more, I have this SFH renters have occupied it for years and are interested in buying it. It doesn't cash flow, I would like to get something else. Should I just try to sell it through a title company to the renters? I have a mortgage on it, would I WRAP or just try to sell it. I have equity in it and could take the money from the sell and find a better deal.
