1. In order to get started, what should I do first?
Take action my friend, when I first heard about the whole real estate journey I did find myself getting stuck in research mode wanting to know the answers to everything. They refer to that as 'Analysis Paralysis', and you don't want to get caught there because all you'll end up doing is finding yourself stuck in thinking about all the what if's or what could go possibly wrong. A wise person once told me one truly does learn through trail and error. I say simply just get started rather that's going down to your local tax collectors office or courthouse and getting a hold of a tax delinquent list or probate list it's a start. Mean while you do that figure out your niche and how you want to market.
2. How much does the start up cost?
Most says wholesaling costs are zero dollars however speaking from my experience I do disagree. My motto is always invest in yourself although most of the tools you will need could be accessed free of charge you do want to keep in mind you get what you pay for. I've definitely came out of pocket myself for a lot of the tools I do use because I wanted quality.
3. Do I need a attorney?
It's always good to have an attorney you can refer too because wholesaling can borderline some real estate laws and regulations pertaining to your particular state. I am no attorney by no means necessary btw. If that's not something accessible to you at the particular moment I recommend just sticking to your marketing and getting partnered up with someone experienced so they can guide you on the do's and don'ts
4. Where do I get the proper blank forms/contracts from?
I do know if you upgrade to the PRO membership here they have most of the forms and a whole lot of resources that you'll need, and by no way am I affiliated with any marketing for this platform. Just a tip. If that was pricey or not on your budget try some of the free local wholesale groups on facebook. Always have a lawyer or local title company review over whatever forms or templates you are deciding to use to protect all parties.
5. Do I need to start a llc?
For your first deal not necessarily however it is a good look and looks a lot more professional and establishes that seller's credibility for you. Some people just like working with an established company and feel more secure about everything however it isn't necessary
6. How does virtual wholesaling work?
The same way wholesaling does with the exception of you being there in person. More boots on the ground a lot of partnering.
