@Andre Fierro I’ve used Brooker home inspectors and thought they did a very thorough job, and reports and photos took less than 12 hours to get back.

@Thomas Monge I am currently house hacking in Gainesville, FL and I know another local investor who has been doing this successfully for quite sometime. If you want to send me a private message with any specific questions you have, feel free to do so. @Jenn Barona is definitely right about the price range per room. The closer to campus, the more you can charge, but it's nearly impossible to find a property walking distance to campus that would come anywhere close to following the 1% rule. COVID-19 could be lowering those home prices soon enough though for all we know...

@Jeri Clark I am wondering if you ever found any reliable, trustworthy contractors in the Clearwater area? If you have any recommendations could you please let me know? I will be looking to get some bids for a remodel there soon.

@Thomas J. Clifford Thank you!! I do know a few established investors, but I don't think any of them are on bp. One has a bunch of rental properties in G-ville, one couple are very serious flippers, and one pretty serious wholesaler.
