Went and looked at a property yesterday. The property itself had potential...nice yard, 2 car garage, upper lower duplex. Unfortunately I had to pass on this property for right now...the amount of work needed to UNDO the work the current owner has done (it is a short sale) was too much for the return on rents I would get.

Specifically...the owner attempting to convert the basement into a third living area while the property is zoned as a 2-family...not a 3.

On to the next challenge!

Hello all,

I was wondering if anyone had any insight into the rental markets in the areas listed above; St Francis, Cudahy, S Milwaukee. I am looking at a few properties in these areas as they would be owner occupied two family homes for me, and within close proximity to my current rental.

The idea would be to live in one side until the Spring while making all interior repairs that be needed, then rent out both units of these homes.

I have done a bit of research and talked to a few investors in these areas, but I simply do not know much about this market...any advice is always appreciated. Hopefully we can speak more on Thursday as well!

Dan,

I just had a similar situation where I took out the old brown carpet in my upper and debated refinishing the hardwood floors. In the end I went with a much lighter brown which helped lighten up the room. I would have to agree that carpet in an upper definitely helps with the noise and keeping the heat in during the winter.

Is it possible to do refinish certain rooms and leave others carpet?

Hi all,

I am new to the BP website, wishing I had found this site in my mid twenties rather than at 30! I am a full time teacher with great vacations and summers off to keep working on houses!

I have one duplex which I have lived in for three years and now have fully rented, looking to pick up another property soon.
