Hi all,

I relocated to Northern Colorado in the past year and looking for a great CPA in the area, Fort Collins, Loveland, or Greeley.  We did  major rehab in WI last year through a rehab loan and am looking for a reliable to get me through tax time.  Any recommendations or references are greatly appreciated.

Thanks for the feedback, apparently they decided to sublease themselves as I have been receiving calls today to the effect of "Hi, I saw your apartment listed in the classifieds, I was wondering if you could tell me the address, how much the rent is, and whether heat is included"!!  

Ridiculous...

I will be adding a early termination clause to my future leases!

A tenant of mine who moved in July 1st has informed me that they will be moving out March 2nd due to a change of employment resulting in a move to the East Coast.  They have been good tenants and are a nice couple so I would like to end this mutually as possible.  

They have offered to find a sublease; however I have a no sublease clause in the lease.  March 2nd is not exactly an ideal move out date and according to Wisconsin statute the tenants are entitled to pay rent until I find an acceptable tenant to move in.

I am thinking of proposing the following:

Agree to mutually end lease 3/31 and use their security deposit to pay March's rent.  I do have a clause that the security deposit won't be used for the last months rent; but then again they also have a year long lease.

Any thoughts or suggestions are appreciated!

Hello BP, I am learning how fun it is to be an out of state landlord as I have had a few occurrences come up in the past month.  Emergency service on a boiler during Milwaukee's brutal winter (twice) and now a garage door that is not functioning.  The boiler situation has been remedied, although at an astronomical cost but I now sit here with this garage door that does not function.  

I called my usual service man but he does not appear to be returning calls or is to busy to do so.  I was wondering if anyone in the Milwaukee area knew of a reputable and reasonable garage door company?  I think reasonable being the key word.  The company which I used for the boiler (not my usual business) absolutely raked me over the coals and I am hoping to avoid that again for the garage door.  

Any help is appreciated!

I hate to say it but I have used window world for both of my properties.  They were the most reasonable for the two rentals, in fact they did 27 windows in 1 day on our last project.  A lifetime warranty (which they do honor) does well for rental properties.

WOW!  From what I have gathered most of the city properties look like this.  We were fortunate enough to find one in in "decent" shape and in a good neighborhood.

I am living in colorado currently, and don't want to put this on my parents.  I am going to assume I can call a RE attorney in the Milwaukee and this would be a service they provide?

Hoping some of my fellow Milwaukee investors can help me out with this situation:I have two properties which I need titled into an LLC. Property 1 is titled in my name, while property 2 is titled in my name and 2 partners; for sake of ease...my parents.

We have formed an LLC and would like to title all properties in the name of the LLC. The truth is I am pretty clueless as how to make this happen, other than I know the easiest way to do so would be a quit claim. I am hopeful some of the Milwaukee investors can give some advice on this matter, I know it is a common practice but my first time doing so.
