Hi all,

Could anyone let me know what website i can find commercial listings beside LoopNet. Is there amy website similar like MLS for Residential? I am a realtor but I do residential only. I am now interested in commercial but I don't know where to start?

They haven't stated that they declined the offer or don't want to move forward but they keep emailed me back and forth stating that it's ridiculous. Can I withdrew the offer in this case? 

Hi everyone, 

We accepted an application with higher security deposit because of their credit score. We sent out an approval email and we got the response with unpleasant attitude stating that we were trying to force them out. The terms based on our our policies that stated clearly on our website however  it seems that they like to argue. I guess it will be not an easy relationship between tenants and PM if we go ahead and sign the lease. Just wonder if PM can decline an application without any reason and it will not against the law. 

Please advice. Any thoughts would be appreciated.

Hi all, 

If tenant moves out but owes money to Landlord. Is there any way we can report it to the credit bureau as a company without filing at small claim court. 

I heard someone said it's possible but I don; know how  to do it. Any help would be appreciated.

Hi,
I usually release the keys and do the walk through 1 day before the lease start and would ask for prorated rent if they want to move in earlier than 1 days? Just wonder how other Landlords do if tenants want to move in few days earlier? Do you charge them or not and do you have to modify the lease?

We let the tenants back into the property to clean the house. And since we still have one issue with them, i allowed them to go inside the house with me after they gave me the keys. I gave the new tenants keys and when i walked through with the new tenants, i found out the crack. Do the old tenans hold responsible for the crack after the final walk though and after the new tenants got the keys.

That door is inside the house so there is no way it is caused by a break in. By the way, when we talked about it with our old tenants, he said it is result of settlement.

George, wow that's unfair to Landlords. I agree that cleaning phenomenon may vary but i expect it to be acceptable. I am thinking putting the cleaning job in contract. For example when they move in the house is cleaned by professional cleaner so they have professional cleaned when they move out with receipt as a proof.
