You should check out Springfield! I work with investors here because there are lots of 1%+ and flip opportunities on market, and even more so if you decide to go off market and send your own mailers etc. We're seeing a ton of development with new builds and retail and small businesses opening up over the course of the next year. Home prices and rents have basically doubled in the last 5 years and I really think it's just going to keep going.

 Springfield has new builds now with Ryan Homes, Arbor Homes, Fischer Homes which it never did before. most are in the 200s which is tough to build in I would say but I would say the opposite it's doing really well. 


 Agreed! DR Horton was coming too but pulled out. I never heard why but a big name local developer bought that land and the plans so I'm excited to see what he does. 

I'm keeping my fingers crossed in a big way that the Melody Parks development on the far east side will include major retailers like Target etc.

Hi! I live, work, and invest in Springfield, OH and am currently working mostly with investors. It's between Dayton and Columbus off of 70 and so is a fabulous commuter area for those cities. Depending on where in Springfield you are, you can get to downtown Columbus in ~40 minutes, Dayton in ~30, Cincinnati in ~1.5 hours, or Indianapolis in 2. That includes their major airports.

Hi! I'm with eXp and I'm an investor myself and I love it. Being cloud based has the perk of tons of freedom and less time constraints for meetings and trainings (but with the advantage of them being there every day if you want them!). I also joined a local team that has an office so I have the added plus of being able to go work and be surrounded by colleagues when I want and need extra support. I'm part time in the sense that I don't really work 8 hour days, but I'm full time in the sense that I don't do anything else. And, I know people hate the sales-y part of eXp info, but there are lots of different avenues to grow over time within the brokerage outside of selling real estate. I love the flexibility to be able to do what I need to do for my business and my investing and have always had a great experience.

 Isnt Springfield a super dangerous town though? I remember looking it up when i first moved to dayton. What neighborhoods are good there?

Springfield has a variety of areas for investing depending on your goals. As an investor myself there are certainly areas I wouldn't personally buy. When folks ask I usually refer to crime maps and chatting about amenities in certain areas to stay fair housing compliant on my advice as an agent. But, I also don't mind sharing if there are opportunities in areas I personally wouldn't purchase. Generally you can find deals in B/C class areas no problem with rents at 1%.

I live here myself, 5 minutes from downtown and within the city limits, and would not consider it super dangerous by any stretch. Like anywhere else, there are some areas with higher crime for sure. But the city is big! Metropolitan area has like 120k people and a range of areas (urban, suburban, and rural all in one). Thanks for asking!
