Help me remember! I once came across a SB loan option that for a business owner whose business takes up the majority of the square footage of the building  and wishes to purchase the building where their business is located the down payment required was extremely low. Anyone know what this style of loan is called? Thank you!!!

Hi BP Friends, 

I have an opportunity to partner with good friends on a STR in a northern WI hotspot on the lake! I have the capital, and my friends have all the experience. Have their own management company and other successful STR's in their portfolio. I need some creative ideas on how to structure the deal if I provide 100% of the down payment and their company handles 100% management.

I want to be fair, and also want to keep our friendship and hopefully more deals for us! Thank you for your brilliant ideas!

I plan on doing another deal, not sure what just yet, interested in BRRRR or STR. I like the idea of a HELOC so Im not paying unnecessary interest on a bank note while Im looking for my next property. However, having a loan locked in also has its benefits.

Creative Ideas Needed! My Dad and his 2 siblings are each 1/3 owners of land on Lake Winnebago. The siblings seem to not want anything to do with the land, however, if we offer to buy them out I think they will then be interested and not want to sell their share. Any creative ideas on how we propose to buy them out without peaking their interest too much??
Also, whats the best way to determine the value of the land? Comps, tax assessments....?? Thank you Friends!
