I recently (3 weeks ago) purchased a duplex in Wilmington NC. I just completed a complete renovation of the vacant side ( MY FIRST RENO). Here is the video of the renovation I just completed! https://www.youtube.com/watch?v=Q3uIqNNxpZ8 Will rent at $800 in average low income neighborhood. Cash flow on duplex is around $600/mo. Did I over renovate?

However, if most of the houses do not have garages in that area and are  selling well...I would not let it scare you. Wilmington is a unique area and desirable place to live for first time home buyers from the University.  Make sure you do a market analysis for that home.

How important is a garage to a flip sale? Does the lack of the garage greatly affect the ARV? I am flipping in Wilmington North Carolina. This is my first Flip and the older home from 1968 has no garage. I am wondering whether garage will be critical to resale.

I am looking to purchase my first investment home to hold long-term. Will I receive a higher rent for a brick home then a hardy plank or vinyl siding home?
