Looking at the way Pat was saying he ran the numbers, if I'm following correctly then if you're getting the house at 40,000 and you divide that by the 81,783 then you would be under 50% so it would seem that would be a good wholesale deal. I've never done a deal, just my thoughts after reading what he said and the numbers you then provided :) good luck!!!

Bill, I tried that and it wouldn't work. Maybe because I'm on my mobile? 

I like your advice, I worry the big guys take over a market.  I've been working on meeting people with similar goals, it's a scary feeling for anyone starting out I'm sure.  I can only imagine what it'll feel like when I find a place I want to buy!!  I've been learning a bit, but I know I have so much more to learn and nothing beats real life. 

Jan, I'm interested in flipping right now. Eventually I'd like to buy and hold, but I know it'll take some time to build up to that. I'll check out the meet me site! Thank you

@Larry, I've just started reading that and purchased Brandon's book "Investing with no and low money down. I know there's a lot more really good ones out there I'll have to start on after these. 

@Jared, Colorado Springs is growing so much. There's a few large investment firms here that makes me worry about being able to find the deals before they do so I'm really hoping I can!!

@James. You're right! I've been dreaming of it forever and now I feel it's time to make that dream happen.

Hi BP! I am relatively new to bigger pockets and this is my first post. I have been interested in real estate since I was 16 and finally at 35 have decided to get serious about it. I have been reading discussions on here and watching the weekly webinar. I am very interested in finding someone who could mentor me. I am very eager to learn and help with my time in the process.
